Buying a Home on Long Island? 4 Things You Need to Know Before Purchasing
Buying a Home on Long Island? 4 Things You Need to Know Before Purchasing
If you're moving to Long Island from New York City, Queens, Brooklyn, or another area, there are a few important things about purchasing a home that you may not be familiar with.
Beyond the kitchen, bathrooms, and overall condition, some properties have infrastructure and documentation issues that can affect your purchase.
Here are four things every Long Island homebuyer should understand before purchasing:
1. Cesspools vs. Septic Systems
Unlike areas with public sewer systems, many Long Island homes rely on private wastewater systems.
A cesspool collects wastewater and allows it to disperse into the surrounding soil. A conventional septic system typically separates solids in a septic tank before wastewater enters a leaching area.
Before purchasing, find out:
-
Does the property have a cesspool, septic system, or sewer connection?
-
When was the system last serviced or replaced?
-
Are there any signs of failure?
-
Is a specialized inspection recommended?
Suffolk County also has requirements governing wastewater system replacements and upgrades, including innovative nitrogen-reducing systems in certain situations.
An existing functioning cesspool does not automatically need replacement simply because a property is being sold, but applicable requirements should be verified.
2. Aboveground and Underground Oil Tanks
Many Long Island homes use heating oil, and the location of the oil tank matters.
Aboveground tanks are generally easier to inspect for visible deterioration.
Underground tanks can present additional concerns because leaks may contaminate surrounding soil.
Before purchasing, buyers should ask whether the property currently has or previously had an underground oil tank.
If a tank was removed or abandoned, request available documentation and discuss whether further investigation is necessary.
An oil leak can result in costly environmental remediation, making proper due diligence especially important.
3. Certificates of Occupancy and Permits
A beautifully finished basement or renovated garage doesn't necessarily mean the improvements were legally approved.
Depending on the municipality and the property's history, additions, conversions, decks, pools, and other improvements may require permits or certificates.
Buyers should understand the difference between a Certificate of Occupancy (CO), applicable compliance documentation, and a Certificate of Existing Use (CEU) where available.
For example, the Town of Brookhaven has a Certificate of Existing use process for certain qualifying older structures.
Before closing, have your attorney review the property's municipal records and investigate any discrepancies between the existing improvements and approved documentation.
4. The Importance of a Thorough Home Inspection
A home inspection is one of the most important steps in the purchasing process.
An inspector can help identify concerns involving the roof, foundation, electrical systems, plumbing, heating, and other visible components.
However, a general inspection may not cover every specialized issue.
Depending on the property, buyers may also consider septic inspections, oil tank evaluations, sewer inspections, or additional assessments by qualified professionals.
Understanding these issues before closing can help prevent expensive surprises after purchasing.
